Scope of Services:

Pre-Construction & Planning:
  • Site evaluation and existing condition assessments

  • Tenant and landlord scope coordination

  • Constructability review, budgeting, and scheduling

  • Coordination with architects, engineers, brokers, and inspectors

  • Permit acquisition and jurisdictional compliance as required

Demolition & Preparation:
  • Interior demolition with dust, noise, and debris control

  • Removal of existing finishes, partitions, and systems as required

  • Protection of adjacent occupied spaces and common areas

  • Substrate preparation for new construction

Build-to-Suit & Interior Construction:
  • Layout and construction of tenant-specific floor plans

  • Interior partition framing (metal or wood stud)

  • Ceiling systems, soffits, and architectural features

  • Back-of-house, storage, office, and service areas

Structural & Framing Modifications:
  • Non-load-bearing and approved structural modifications

  • Opening modifications for doors, storefronts, and service equipment

  • Coordination of engineered solutions where required

Mechanical, Electrical & Plumbing (MEP):
  • Coordination and installation of licensed MEP systems

  • HVAC system modifications or full system build-outs

  • Electrical service upgrades, distribution, and lighting systems

  • Plumbing rough-ins and fixture installation

  • Fire sprinkler and life-safety system coordination

Life Safety & Code Compliance:
  • ADA compliance upgrades and accessibility improvements

  • Fire-rated assemblies, egress paths, and exit signage

  • Emergency lighting and alarm system coordination

  • Compliance with local, state, and federal regulations

Storefronts, Doors & Glazing:
  • Storefront framing and glazing systems

  • Interior and exterior door installation

  • Hardware, access control, and operational verification

Interior Finishes:
  • Flooring systems (tile, polished concrete, LVT)

  • Wall finishes, decorative panels, and specialty coatings

  • Millwork, casework, and fixture installation

  • Interior painting and surface treatments

Exterior & Site Interface (as applicable):
  • Exterior façade modifications and finish upgrades

  • Signage blocking and coordination

  • Exterior lighting, entry features, and site transitions

Standards & Compliance:

All commercial and retail remodel and build-to-suit projects are performed in accordance with approved plans, applicable building and fire codes, ADA requirements, manufacturer specifications, and industry standards. Projects are managed to ensure safety, durability, operational functionality, and timely delivery.
